How long will it take to lease my Property?
While we cannot predict, in a constantly changing market how long it will take to rent out your property, we can predict that we at Priority property will dedicate ourselves and our resources to ensuring it is rented as quickly as possible.
Whilst every property is different, Priority prides itself on having one of the lowest vacant week rates in the market. We communicate with incumbent tenants before lease expiry to ascertain whether they will be signing a new lease or moving out. This gives us time to start advertising the property and lining up prospective tenants before the incumbents have moved out. And because we have a strict inspection regime, rental properties require little cleaning and maintenance time in between rentals.
What areas do you currently operate in?
So we can provide the best service to our landlords and tenants, we are restricting the Priority Property Management operation to the greater Christchurch area at present but with a view to operating New Zealand wide in the future.
How do you advertise a rental property?
We use a number of methods to ensure our properties are rented quickly and rented to the right tenants, such as
- Prospective tenants can register their interest via our website and we will contact them once a suitable property comes up
- High traffic internet websites such as TradeMe
- Signage
- Listings with letting agencies
- Networking
- Print and radio advertising
All properties are thoroughly detailed in promotional material highlighting benefits and advantages of the property as well as high quality digital photos where possible.
How do you choose a suitable tenant?
Finding a good quality tenant and choosing a tenant that is a good fit for your property is crucial in several ways;
- If a tenant is happy in a property that suits their needs, they are likely to remain in the property for a longer period of time
- A quality tenant is more likely to respect the property they are renting and the conditions of rental.
Our methods of promotion and advertising allow us to market to a large pool of prospective tenants, thereby enabling us to match the best quality tenant to a rental property.
Prospective tenants are subject to extensive identity and credit checks and expectations in terms of maintenance of the property and rental obligations are made explicit before signing a lease agreement.
I have never had a rental property before, how can you help me?
Our job is to ensure you receive optimum returns on your rental property. Once you have agreed to place your rental property in the hands of Priority you are required to do little more than sit back and enjoy the fruits of your investment.
At Priority we look after everything from advertising your property, selecting quality tenants, inspecting the property to ensure it is maintained and looked after and of course receipting and forwarding rental monies to you. We provide you with regular reports and our friendly, expert team are always on hand to provide advice or talk you through the process.
I don’t live in New Zealand, how do I know what a fair market rental price is?
When you are not living in the city or even suburb that your rental property is situated in, it can be difficult to establish a rental price that is both likely to attract tenants, yet optimise the return on your investment.

All your work stops here. You are not required to contact the current property manager in any way. Once we have received your authorisation we contact the incumbent property manager, forward your letter of termination and authority and organise all relevant documents, information and keys to be sent to us.
