Find the best tenant quickly
To ensure your property is generating revenue as quickly as possible whilst also being tenanted by reliable, good quality tenants, we undertake a thorough promotional strategy to ensure your property is marketed to target the largest possible pool of tenants. This is done via our own website where prospective tenants can register their interest, high traffic internet websites such as Trade Me, signage, listings with letting agencies, networking and print and radio advertising. All properties are thoroughly detailed in promotional material highlighting benefits and advantages of the property as well as high quality digital photos where possible.
We conduct open homes on properties after hours and on weekends so that the largest possible pool of prospective tenants are available to view the property. All prospective tenants are escorted individually through the property to ensure safety of chattels and all major property advantages are highlighted.
Unlike some property managers we do not give out keys to prospective tenants or let the incumbent tentants conduct property viewings on our behalf.
Prospective tenants are subject to extensive identity and credit checks and expectations in terms of maintenance of the property and rental obligations are made explicit before signing a lease agreement.
Total involvement in managing the property
Unfortunately there are some property managers in the market who are happy to just take their commission and do little or nothing to proactively, efficiently and profitably manage a rental property. Fortunately, we at Priority Property Management take our job very seriously and all our energies are focussed on managing the property for the landlords and tenants maximum benefit.
We conduct regular, detailed property inspections and make regular reports on condition of property and advise you of any maintenance or enhancements that should be made.
We negate the likelihood of rent arrears by first rigorously screening prospective tenants and encouraging direct debit rental payments. Financial records are checked daily and any missed rental payments are dealt with immediately the day the scheduled payment is missed via contact with the tenant.
We ensure all maintenance and repairs to rental properties are preformed by skilled, reputable tradespeople at optimal prices and encourage tenants to contact us immediately in case of emergency to minimise any possible damage to the rental property.
Communicate, advise and offer feedback
At Priority we actively communicate with our tenants and landlords and encourage it in return. Property owners feel secure in the knowledge that their rental property is proactively being managed and tenants are able to notify us early of any maintenance needs, emergencies or potential problems thereby enabling us to act quickly before it escalates.
As a property owner, you can expect to receive regular reports on the condition of your property along with advice on maintenance that may be required and regular detailed financial reports (see below). Plus the expert team at Priority are always available to give advice and feedback as required - not just pertaining to the rental property but the market as a whole.
Meticulous financial processes and reporting
Priority has gone above and beyond required financial reporting and auditing to assure you of our integrity, minimise financial risks and for your peace of mind.
We operate a trust account that is audited daily and monthly, plus an independent certified audit at regular scheduled intervals.
Tenants pay their rent into a Priority Property Management audited trust account on a weekly, fortnightly, or monthly basis according to their lease agreement. This trust account is reconciled on a daily basis. Any tenants who have not made a scheduled rental payment are telephoned the day after the arrears has occurred. If the tenant fails to make a rental payment after this call, more serious action is undertaken by Priority.
Property owners are disbursed their rent payment on a monthly or twice monthly basis (depending on the agreement) on the 1st and 15th of each month and statements are emailed to the owner on the day of each disbursement.
At the end of the financial year a very detailed financial report is prepared and forwarded to the property owner who then simply has to pass it onto their accountant.
Regular detailed inspections and reports
An extremely thorough inspection is undertaken by Priority at the commencement of every tenancy using both a checklist, written report and photographs if required, which the tenant and a Priority property manager must agree and sign off on. At the termination of a tenancy, this initial inspection is used to ensure that the property is reinstated to a high standard.
In addition, regular and thorough property inspections are conducted to ensure the property is being maintained in an acceptable condition by the tenants. This inspection also provides the opportunity to note routine maintenance that may be required.
Accessibility
We are available to our landlords and tenants 365 days a year. We do not employ a messaging service. When you call Priority, you talk to the Priority team. If a prospective tenant calls on the weekend about an advertised property, in many cases with other property managers, a message is taken and the call returned during office hours on the Monday. We could potentially have the property let during that time. This also gives tenants a point of contact during emergencies, minimising the risks associated with tenants acting without authority. No matter where you are in the world, a Priority team member is on call to react promptly to your enquiry.
