Tenant Information

When you rent a property through Priority Property Management, you are not left in the dark once the lease is signed. We try and provide you with all the information you could possibly need in a welcome pack you will receive at the beginning of your tenancy.

A Priority team member is always on hand to deal with any queries promptly and professionally. However, following is some important information that may answer some of your questions. For anything else, simply contact one of the Priority team and we will happily answer your questions.

The Priority Property Management office is open 8.30am to 5.00pm Monday to Friday. But in the case of emergency, please do not hesitate to contact us – a team member is on call 24 hours a day, 7 days a week to help you.

Property Condition Report

For your, ours and the property owner’s peace of mind, we conduct a thorough inspection of all rental properties before tenants move in. We note, both written and with photos, the condition of the property prior to you moving in. This means that at the end of the tenancy, this report can be used to fairly and accurately determine any work that needs to be done to reinstate it to the high standard it was recieved in.

You will be given a copy of this report to review and make comment or discuss any points arising. Once the report is agreed, we require you to sign a copy and return to us and retain one for your own reference.

Rental Bond

In accordance with the Residential Tenancies Act 1986, we lodge your  bond payment in a Residential Tenancies trust account with the Department of Building and Housing. This is held by the department as security against any damage or unpaid rent occurring with respect to the rental property.

The amount of bond required is set out in your lease agreement. Bond must be paid before commencement of the tenancy.

Your bond will be refunded to you promptly after once the tenancy ceases, provided there are no outstanding rent or monies owed for cleaning or repairs to the property. Priority will complete all the required paperwork for a refund or you can arrange to have your bond transferred to a new rental property.

Inspections

We undertake regular inspections of the rental property to ensure the property is being maintained to our acceptable level. We will contact you by writing with at least 7 days notice. This is also an opportunity for Priority to assess the home and note any repairs or maintenance work that should be recommended to the landlord.

An inspection is also carried out prior to moving into a property and at the termination of a tenancy to ensure that the property is reinstated to the high standard it was received in.

Repairs and Maintenance

We prefer you to contact us as soon as possible, notifying us of any repair or maintenance work that is needed. You can either fill out the Maintenance Request form online or contact the office via email or telephone.

Keys

Your security and the security of the property are of utmost importance to us. Keys are never given out to prospective tenants to view properties. Priority keeps one set of spare keys per property to allow access in case of emergency. We take great care that house keys are kept secure in a locked safe at the Priority offices. Should you wish to change the locks on your rental property, we ask that you obtain our authority first and supply a set of replacement keys immediately once the new locks have been installed.

Insurance

Although the physical rental property will be insured, unfortunately this is highly unlikely to also extend to your personal belongings stored at the property.

It is therefore strongly recommended you take out some form of contents insurance to protect your property from damage or loss.

If damage occurs to the rental property by the tenant or a visitor, the tenant may be required to pay any excess due to an insurance claim. This will be assessed on a case by case basis.

Sub-leasing

In fairness to the property owner, to negate excess wear and tear on the property and ensure we know who our tenants are and make sure they are suitably qualified, as part of your leasing agreement, we will stipulate the maximum number of people who may occupy the property. You may also not sub-lease the property without Priority’s consent. If you are considering breaching one of these conditions, please contact your Priority Property Manager before doing so. Failure to do this, and breaching these conditions of the lease may lead to further action.

Termination of Tenancy Agreement

Your lease agreement clearly outlines the terms under which a tenancy may cease. Priority requires fixed term tenancies and the term will also be stipulated on the lease. A fixed term tenancy provides rental stability and certainty for you . You have occupancy of the property until the date the lease ends.

If you are on a fixed term tenancy the tenancy may end on expiry if the lease. To break a fixed term tenancy, please refer to your lease document. If your tenancy is under a periodic arrangement you may vacate the property on a 21 written notice to Priority.
